1. Who we are

The services are operated by HomeBuild Technologies Limited, registered in England and Wales under company number 17527695.

Registered office: 71–75 Shelton Street, Covent Garden, London, WC2H 9JQ, United Kingdom.

Contact: hello@managemyhomebuild.ai.

HomeBuild, Sue My Builder and Manage My Home Build are our brands or products. “HomeBuild”, “we”, “us” and “our” mean HomeBuild Technologies Limited.

2. The services

Manage My Home Build provides tools for residential project records, contracts and scope, payments and variations, photographs and documents, milestones and tasks, snagging, planning information, certificates, reminders and AI-assisted reviews.

Sue My Builder provides tools for contract review, evidence organisation, dispute-preparation information, chronologies, defect records, payment analysis, draft correspondence, expert-ready and solicitor-ready case packs and professional referrals. Its legal-information and dispute-preparation features are intended for England and Wales unless expressly stated otherwise.

Available features and usage limits depend on the product and plan selected. A reference to a possible feature does not mean it is included in every plan. The description and purchase particulars supplied before your order form part of your contract, alongside these Terms. Mandatory consumer rights always prevail.

3. Not a law firm or professional adviser

HomeBuild Technologies Limited is not a law firm. Sue My Builder provides software, legal information and dispute-preparation tools. It does not provide legal advice or create a solicitor-client relationship. Uploading material to HomeBuild does not itself create legal professional privilege.

Manage My Home Build does not provide architectural, engineering, surveying, planning, building-control, health-and-safety or other professional advice.

Obtain qualified advice where appropriate, particularly for proceedings, limitation periods or other deadlines; complex or high-value disputes; settlement agreements; insolvency; structural or safety concerns; planning or Building Regulations compliance; and urgent legal correspondence. We do not conduct litigation, represent you or file documents on your behalf as part of these software services.

4. AI-generated information

AI output may contain errors, misunderstand documents, omit relevant matters or reflect inaccurate or incomplete inputs. Review important outputs before relying on, submitting or sending them. Do not rely solely on AI output for important legal, financial, planning, structural, building-safety or compliance decisions.

We do not guarantee a dispute outcome, recovery, planning approval or absence of defects. These limitations do not remove our duty to provide the contracted service with reasonable care and skill or other mandatory rights.

5. Eligibility and accounts

You must be at least 18 to create an account. Provide accurate account information, keep contact details current and login credentials confidential, notify us of suspected compromise, and use the services lawfully.

You are responsible for activity you authorise and for taking reasonable steps to secure your account. You are not responsible for unauthorised activity caused by our failure to use reasonable care and skill or appropriate security measures.

6. Your content

You retain your rights in uploaded documents, photographs, messages and other content, subject to others' rights. You give us a limited, non-exclusive licence to store, copy, process, analyse, format, display and transmit content as reasonably necessary to provide requested services, generate outputs, maintain and secure the platform, provide support, create backups and meet legal obligations. This includes processing through relevant service providers.

The licence ends when content is deleted, except to the extent needed for lawful retention and restricted backup processing. It does not give us a general right to sell or publicly publish private project files. You must have authority to upload the material you supply. Personal information is handled as described in the Privacy Policy.

7. Information about other people

Project and dispute files may contain information about contractors, professionals, neighbours, witnesses or others. Supply only information necessary and lawful for the purpose. Do not unlawfully publish personal information, harass or threaten people, knowingly make false allegations, infringe intellectual-property rights or disclose confidential or privileged material without authority.

8. Subscriptions and purchases

Services may be purchased by subscription or one-off payment. Before purchase we provide the product, main features and limits, total price including applicable taxes, payment method, billing frequency, minimum or fixed term, renewal arrangements, trial conditions and cancellation information.

An order is accepted when we confirm acceptance, at which point the purchase contract is formed. If we cannot accept an order, we will tell you and refund any payment taken for it. We provide confirmation in a form you can retain. Contracts are made in English. You can review and correct your order before submitting it.

Subscriptions renew automatically only where this is clearly stated before purchase. You authorise recurring payment in accordance with those disclosed terms until cancellation takes effect. We do not charge for optional extras without your agreement.

9. Free trials

Where a trial is offered, we explain its length, included functionality, whether payment details are needed, whether it converts automatically to a paid service and the price and billing interval afterwards. We provide applicable cancellation instructions and legally required reminders. We may reasonably limit repeated trials to prevent abuse without withdrawing statutory rights.

10. Cancelling subscriptions

Cancel using the account or billing controls, or email hello@managemyhomebuild.ai with sufficient information to identify your subscription. We will confirm cancellation. Cancelling stops future renewals once the cancellation takes effect; the next billing date and any disclosed cancellation timing are shown in your account or purchase information.

Unless your purchase terms or statutory rights provide otherwise, access continues until the end of the paid period and no further renewal payment is taken. We will not require unnecessary steps or information to obstruct cancellation. If an account control fails, email us promptly so we can record your request.

Cancellation does not itself delete project or dispute records. You may separately request account deletion. Statutory cooling-off and other termination rights apply in addition to ordinary subscription cancellation.

11. Cooling-off rights and digital downloads

For qualifying online consumer purchases of services or digital content, you normally have a 14-day cancellation period beginning the day after the contract is made, subject to the applicable legal rules and exceptions. You do not need to give a reason. Additional statutory rights, including any applicable renewal cancellation rights, are not restricted by these Terms.

To exercise a right to cancel, email hello@managemyhomebuild.ai or write to HomeBuild Technologies Limited, 71–75 Shelton Street, Covent Garden, London, WC2H 9JQ, United Kingdom, with a clear statement identifying you and the purchase. You may use the cancellation form made available with the relevant purchase information, but you do not have to use it. Sending your cancellation notice before the period expires is sufficient.

If you expressly request a service to begin during the cooling-off period and then cancel, we may charge a proportionate amount for the service supplied up to cancellation only where the law permits and the required information and express request were obtained. A service cancellation right is lost through full performance only where the applicable consent and acknowledgement requirements have been met.

For digital content supplied without a physical medium, such as a separately purchased downloadable template, the cancellation right is lost once supply begins only where you have expressly consented to immediate supply, acknowledged the resulting loss of that right and received the required confirmation. Agreement to these Terms alone is not that separate consent. Starting a subscription does not automatically waive all cancellation rights.

Where a statutory cancellation refund is due, we will reimburse it within the applicable legal deadline, normally within 14 days after being informed of your cancellation, using the original payment method unless otherwise agreed and without a refund fee. Any lawful proportionate service charge will be explained. Rights concerning faulty or misdescribed services or digital content remain unaffected.

12. Read-only access and records

Where included in your plan, read-only access after paid access ends may allow viewing existing records, documents and outputs and downloading available information. It may prevent editing, new uploads, new AI outputs, new correspondence and referrals.

Read-only access is not indefinite unless expressly included in your purchase. Applicable access and retention arrangements are described in your plan and the Privacy Policy. Keep copies of important originals and exports. We will provide reasonable notice and an opportunity to export where we withdraw continuing access, except where urgent legal or security reasons prevent this.

13. Prices, refunds and failed payments

Prices for future purchases may change. For existing recurring subscriptions, any change applies prospectively, with clear advance notice and an opportunity to cancel before the new price applies. A prepaid fixed period is not repriced retrospectively without your agreement. Where legally required, we obtain agreement or provide other applicable remedies.

We provide refunds required by law or expressly promised in your purchase terms. Otherwise, stopping use during a paid period does not automatically create a pro-rata refund right.

If a payment fails, we may retry it and, after reasonable notice, suspend paid functionality. We will explain how to resolve a payment issue. This does not limit rights arising from defective services, valid cancellation or our breach.

14. Planning information

Planning information may come from authorities, public registers, third-party providers and other lawful public sources. It may be incomplete, delayed or inaccurate. Always verify important details and deadlines on the official planning authority record. HomeBuild is not a planning authority and does not determine applications.

Planning permission and Building Regulations approval are separate. Other consents, restrictions and rights may apply. You remain responsible for obtaining appropriate professional advice and required approvals. This does not exclude our responsibility for the way we provide the contracted service.

15. Open Government Licence information

Some planning data is available under the Open Government Licence v3.0. Where applicable, relevant attribution and source information will be retained. The licence is available at https://www.nationalarchives.gov.uk/doc/open-government-licence/version/3/.

Third-party drawings, photographs, reports and other materials may have separate rights. Do not treat every document or item of personal information on a public register as freely reusable. Reuse remains subject to the applicable licence, intellectual-property rights and data-protection law.

16. Independent professionals

You may be able to compare or request contact from solicitors, surveyors, expert witnesses, building experts or other independent professionals. Unless expressly stated, we do not certify or guarantee their competence, availability, suitability, fees, work quality or results.

You agree engagement, scope and fees directly with the professional. They are responsible for their work, advice, regulatory duties and engagement terms. We remain responsible for our own representations and the referral service we agree to provide.

17. Solicitor and expert hand-off

Some professionals may pay listing, subscription or referral-related fees. Relevant commercial relationships or influences on presentation will be disclosed where applicable. Payment is not an endorsement or guarantee of suitability.

We do not appoint a solicitor for you. A solicitor-client relationship starts only when you and the solicitor agree an engagement. The solicitor handles conflict checks, identification, regulatory compliance, legal advice, engagement terms and fees.

Referral information and selected documents are shared only after your confirmation. Participation in a directory or referral scheme does not itself give a professional access to your private files.

18. Builder verification

Where verification is offered, it means only that the stated checks were carried out using the information available on the date shown. Information and circumstances can change.

Verification is not a guarantee of workmanship or financial stability, an insurance policy, an endorsement of every project or a promise that disputes will not occur. Review the stated scope of checks, obtain current evidence where needed and make your own appointment and contracting decisions. We remain responsible for performing any checks we expressly agree to undertake with reasonable care and skill.

19. Third-party services

The platform may link to or integrate with planning registers, payment providers, directories, review services, professionals and government services. Their separate terms and privacy notices may apply. We do not control independent websites or guarantee their availability or content. This does not remove responsibility we have for our own service, including providers we use to perform our obligations.

20. Availability and service changes

We aim to provide reliable access but cannot promise uninterrupted or error-free operation. Temporary restrictions may be necessary for maintenance, security incidents, provider outages, technical failures, misuse or legal requirements. We take reasonable steps to minimise disruption and provide notice where practicable.

We may make reasonable changes to maintain, secure or improve the service or comply with law. If a change materially reduces a paid service during an agreed term, we will explain it and provide applicable rights to end the affected service and obtain an appropriate refund. We will not use this clause to remove mandatory rights or our agreed core obligations.

21. Acceptable use

Do not attempt unauthorised access, interfere with security, overload the platform, upload malware, impersonate another person, commit fraud, upload unlawful content, use AI features to harass or deceive, misuse professional contact details, or circumvent agreed usage limits. Do not conduct unauthorised automated scraping or reverse-engineer protected software except where the law permits.

22. Intellectual property and templates

The software, design, branding, databases, templates and original platform content belong to HomeBuild Technologies Limited or its licensors. No ownership of these rights transfers to you.

Subject to your purchase terms, you may use and adapt supplied templates for your own residential project or dispute and share completed documents with builders, advisers, professionals, courts or other relevant recipients for that purpose. You may likewise use generated outputs for your own project or dispute. Outputs may not be unique and remain subject to any third-party rights.

You may not commercially resell or redistribute our proprietary template collection or platform content without permission. This does not restrict your rights in your own uploaded content or prevent legitimate use of completed project documents. Templates require review and adaptation to your circumstances; availability does not imply a solicitor has reviewed your completed document.

23. Consumer rights and our responsibility

Nothing in these Terms excludes or restricts mandatory consumer rights. Services must be provided with reasonable care and skill, and digital content must meet applicable legal standards. Depending on the circumstances, rights may include repeat performance, repair or replacement, a price reduction, refund or other remedy.

We are responsible for foreseeable loss caused by our breach of contract or failure to use reasonable care and skill. Loss is foreseeable if it is an obvious consequence or was contemplated by both parties when the contract was made.

Inaccurate inputs, independent third-party decisions and a failure to review important outputs may affect causation or the amount of recoverable loss, but they do not automatically excuse our own breach or negligence. We do not guarantee the performance of an independent builder or adviser solely because they appear on the platform.

The services covered by these Terms are for personal homeowner use. We do not accept liability for business losses arising from commercial use outside that intended purpose, to the extent the law permits. No financial liability cap is imposed by these Terms.

Nothing excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot lawfully be excluded or limited.

24. Safety and urgent matters

HomeBuild is not an emergency service. For immediate danger, contact emergency services or an appropriately qualified professional. For urgent proceedings, deadlines or serious legal issues, obtain qualified legal advice promptly. Do not delay urgent action while waiting for platform support or AI output.

25. Suspension and termination

We may suspend or terminate access where reasonably necessary because of a material breach, unlawful use, a security threat, overdue payment or a legal requirement. Where reasonable, we explain the reason and provide notice and an opportunity to remedy the issue. Any restriction will be proportionate to the circumstances.

You may stop using the service, cancel a subscription and request account deletion, subject to applicable retention duties. If we end a paid service for reasons unrelated to your breach, we will provide applicable refunds for unused prepaid service. We will not automatically retain payments in a way that would be unlawful or unfair.

26. Complaints

Send complaints to hello@managemyhomebuild.ai or our registered office, identifying the account or purchase and the problem. We will investigate and respond within a reasonable period and any applicable legal time limit.

Complaints about a professional's or builder's own work should normally also be raised with them or their relevant complaints scheme or regulator. This does not prevent you complaining to us about our own service or exercising legal rights.

27. Governing law

These Terms are governed by the law of England and Wales. If you are a consumer, you retain mandatory protections and rights to bring proceedings in a court with jurisdiction where you live. In particular, consumers living in Scotland or Northern Ireland may bring proceedings in their local courts where the applicable rules permit.

28. Changes to these Terms

We may update these Terms for changes in services, law, security or business operations. We will provide appropriate notice of material changes affecting existing paid subscriptions and explain any applicable right to cancel before they take effect. We will not retrospectively remove accrued rights or change a fixed purchase merely by posting new terms. Changes requiring agreement will be handled accordingly.

If a provision is unenforceable, the remaining provisions continue where legally possible. A delay in enforcing a right does not waive it. Any transfer of our contract to another organisation must not reduce your contractual or consumer rights; we will notify you where required.
